“The Directors have made an assessment of going concern for a period of 12 months from the date of approval and signing of these financial statements and note that the Group made a profit of £14,729,490 for the period ended 31 December 2024 and is in a net current liability position as at 31 December 2024 £57,932,717, which is largely a result of intercompany loans of £61,726,775 (see note 14). Hines Real Estate Master FCP-FIS have provided a letter of support confirming that it will not demand the repayment of the loan owing of £61,726,775 and will provide financial support to the Group to meet its obligations as they fall due for a period of at least 12 months from the date of signing of these financial statements. The Directors are satisfied that the Company has sufficient resources to meet its obligations as they fall due and that the financial statements have been prepared on a going concern basis. The Directors have also considered the geo-political conflicts, environmental and climate risks across the globe in preparing the consolidated financial statements and their impact on the going concern assumption of the Group. After making appropriate enquiries, re-evaluating the additional areas of judgement, reviewing external markets and forecasts, and assessing the impact on the value of the Group's assets and liabilities, the Directors are of the opinion that the Group remains a going concern and are satisfied that it is appropriate to continue to adopt the going concern basis in preparing the consolidated financial statements.”
