Audit & accounting basis
- Accounting basis
- FRS 102
- Reporting scope
- Standalone (parent only)
- Auditor
- BDO LLP
- Audit opinion
- Unqualified (clean)
- Going concern
- Affirmed
“After reviewing budgets and forecasts, making enquiries and examining major areas which could give rise to significant financial exposure, the directors are satisfied that no material or significant exposures exist other than as reflected in these Financial Statements and the Company has adequate resources to continue its operations for the foreseeable future. For this reason, they continue to adopt the going concern basis in preparing these Financial Statements.”
Significant events
- “The net loss for the financial year is primarily due to a decision to pause sales activity at The Chapters, Shinfield and The Silks, Newmarket, while a review of the optimum tenure and strategic options is undertaken at each site.”
- “Sales volumes have been impacted by delays to construction and the strategic decision to pursue alternative options for two completed developments.”
- “Future changes to regulations around net zero and decarbonisation may lead to increased costs of construction. The Company's parent has adopted an Environmental Sustainability and Net Zero Carbon Strategy, which sets out the Group's commitment to achieving its net zero carbon targets.”
- “Issues with damp ingress have been identified at one of the Company's development sites. Investigations are underway to establish the cause and extent of these issues and any works necessary to remediate them. These investigations are yet to be completed and at the time of the signing of the financial statements a reasonable estimate of the costs of any remedial works required was not available.”
- “The Company expects to be able to recover from the principal contractor, Anchor 2020 Limited, all losses arising from defects in the construction of Bishopstoke Park Phase 3 through the indemnity set out in the design and build agreement between the two companies.”
- “29 properties were sold at the affected development, and the Company has made an open offer to customers to repurchase the properties. As at 31 March 2025, eight properties have been repurchased for £5.9m, and one is in the process of being bought back for a total consideration of £0.8m. The offer remains open and if the remaining 20 customers were to take up the offer, then the total additional consideration would be £14.8m.”

Each % is (latest − prior) ÷ |prior| for the line item as filed. The comparison is only shown when the latest and prior accounts cover broadly equal-length periods — short or long stubs (typical around incorporation or a year-end change) are suppressed rather than misrepresented. Lines a company doesn't report are omitted. About these numbers
