“In preparing the financial statements, the directors are required to make an assessment of the ability of the company to continue as going concern. In making their assessment the directors have considered the impact of inflation and recent increases in interest rates. The group has modest levels of external borrowings and therefore while interest costs have increased, these do not significantly impact on the overall profitability. The directors do monitor both tenant arrears and tenant suitability and believe this to be the biggest risk to the business. As the group has a wide and diverse portfolio with an equally wide and diverse tenant base, the directors believe that the group will be able to manage the current headwinds. In all scenarios prepared by the directors, the directors believe that the Group has sufficient cash and uncharged property available to remedy any potential covenant breach and allow the Group to continue to meet all of its liabilities as they fall due. The Directors have therefore concluded that it is appropriate for the financial statements to be prepared on the going concern basis.”
