“After reviewing the company's forecasts and projections, the directors have a reasonable expectation that the company has adequate resources to continue in operational existence for at least 12 months from the date of signing these financial statements. In adopting the going concern basis the directors have, based on the information available at the date of this report, considered the potential financial impacts the effect of the conflicts in Ukraine and the Middle East and the effects of high interest rates and political uncertainty in the UK. The company therefore continues to adopt the going concern basis in preparing its financial statements.”

- “In 2024, we continued to work closely with our tenants carrying out further Energy Performance Certificate assessments to ensure compliance with the Minimum Energy Efficiency Standards effective from 1 April 2027. We completed our development asset and the 15-year lease commenced in October 2024 and a reversionary lease was completed at one of our industrial units. One of our office units and a small unit above two high-street retail units has remained void throughout the year and at the year-end our occupancy was 93%. The value of our portfolio increased to £75,400,000 from £71,500,000 as result of additions of £2,833,206 a disposal of £685,000 and a net gain on valuation of £1,751,794. The valuation gain was 2.4% on a like-for-like basis ahead of the all-property market capital gain of 1.9%”
